Design-Build
RISE Construction takes responsibility for both design and construction of the project. There are several options for the design-build available as a real estate development company:
- Fixed-price: The contractor is responsible for both design and construction and provides a fixed price for the whole project.
- Progressive: The owner and contractor work collaboratively during design to work out a project scope and budget with the contractor’s guaranteed maximum price (GMP) before construction starts.
- Design-assist: The owner hires a designer for project plans and specifications, and the contractor consults on design before starting construction.
- Lump sum or fixed price: One fixed price is agreed upon for the entire construction project.
- Cost-plus-fee: The contractor charges for actual work cost plus a percentage as a fee for overhead and margin.

Construction Management
RISE Construction will manage the entire construction process for the real estate developer or real estate development project, but the owner will contract the subcontractors directly.

Integrated project delivery (IPD)
This is a collaborative approach. The owner, contractor, and/or stakeholders team up from the beginning of the project to mitigate risk.
