  • Design-Build

    RISE Construction takes responsibility for both design and construction of the project. There are several options for the design-build available as a real estate development company:

    • Fixed-price: The contractor is responsible for both design and construction and provides a fixed price for the whole project.
    • Progressive: The owner and contractor work collaboratively during design to work out a project scope and budget with the contractor’s guaranteed maximum price (GMP) before construction starts.
    • Design-assist: The owner hires a designer for project plans and specifications, and the contractor consults on design before starting construction.
    • Lump sum or fixed price: One fixed price is agreed upon for the entire construction project.
    • Cost-plus-fee: The contractor charges for actual work cost plus a percentage as a fee for overhead and margin.
  • Construction Management

    RISE Construction will manage the entire construction process for the real estate developer or real estate development project, but the owner will contract the subcontractors directly.

  • Integrated project delivery (IPD)

    This is a collaborative approach. The owner, contractor, and/or stakeholders team up from the beginning of the project to mitigate risk.
